Seismic Retrofit
It is critical, and recommended, for all homes 20 years or older on the Pacific Coast to utilize current seismic code
retrofitting to secure a structure to its foundation. Most older dwellings do not meet today's building code criteria and should be upgraded for maximum strength and safety.
PCH uses the highest quality Simpson strong-tie connectors. For additional strength, installation of plywood sheathing on cripple walls will provide sheer protection.

Foundation failure may cause structural damage in old and new homes alike. The dwelling can develop cracks in the stucco, floors may become unlevel, doors and windows will not operate properly, and under severe settlement the building can torque becoming unstable and unsafe.
Foundation problems can be caused by several factors: poor construction initially, homes built on poorly compactetd fill causing expansion and contraction of soil, and seismic activity.
PCH Northern California uses licensed Engineering and Building Contractors (A & B License) for foundation replacement and/or repairs.
Roof membranes expand and contract due to climate changes which can result in blistering, bubbling and cracks,
allowing for water intrusion which can eventually cause dry-rot to the structure.
Roofs should be inspected by a qualitified contractor periodically to prevent potential failure. Maintenance or replacement should be considered before leakage and permanent damage occurs. The ideal time for roof replacement or repairs is during the summer months.
When deciding what type of replacement roof your home requires, numerous factors should be considered, such as, high wind and fire areas along with warm or cold climates. There are several types of roofing available, each suited for your specific home style, climate area, and environment: shake, composition, tile, slate, heat-reflective, and foam with insulation barrier and reflective qualities.
